Now that the third Quarter of 2013 is finished, here’s a look back at Q3 and comparing it to last quarter and a year ago. This is only for College Greens and Glenbrook single family homes. As you can see the low supply and high demand had been driving the prices up in our neighborhood while each home was spending less time on the market. I expect Q4 to level off. The market has already started to slow down after 1.5 years of being a red hot sellers market. Since prices have gone up so much, investors have pulled out the market and with interest rates up a little bit the supply and demand is becoming more in balance. Expect to see the inventory continue to slowly increase in our neighborhood and across the region. The market should be flat/level/balanced for the winter months ahead.
