College-Glen Neighborhood Association Annual Meeting - 10/29/15

Thursday October 29, 2015
6:30 pm - 8:30 pm
Fire Station 60, 3301 Julliard Drive

The College-Glen Neighborhood Association annual meeting will begin at 6:30pm with light refreshments, socializing, and a review of photos from the year’s events. The business agenda will start at 6:45pm.
This year we will be electing the officers and directors for both the College-Glen Neighborhood Association and the CGNA Foundation. In addition, we will have two separate corporate reports: one for the Association and one for the Foundation. Both will include community updates. Following the reports we will hear from some of our elected representatives, area academic leaders, and members of the Sacramento fire and police departments. Those guests accepting our invitation are listed in the agenda.
Lieutenant Bob McCloskey and Lieutenant Glen Faulkner will discuss our request for surveillance cameras with license plate readers and will have one to share with us. Deputy Fire Chief Michael Bartley and Fire Captain Hooman Ghazanfari will bring us up-todate on current laws and issues related to home fire safety. Rebekah Cearley, CGNA Secretary and registered legislative advocate, will close with a legislative update.
Following the presentations there will be an opportunity to ask questions of our guests.

Community Forum @ Bancroft school on 10/28/2015



Community Forum - The school district is hosting a forum at Bancroft on Wednesday, October 28th at 6:00 PM in the school cafeteria. The topic of the meeting is about beginning the school year in August, instead of September.  School Board Member Christina Pritchett would like to hear your thoughts on this subject.

Interesting World of Real Estate - 10/22/2015

Since i became a full time Sacramento Real Estate agent, i have seen and heard many strange/funny/odd/weird/interesting things.  A lot of times i get to see things many people would not in their job since i am inside of so many homes and interacting with some many different people from all walks of life.  Here's a quick look at my latest interesting "thing."

#InterestingWorldofRealEstate : This week is two Things i came across recently.  The first is a common object around the #Sacramento area.  Many of us have seen the metal people/objects around the Arden Arcade area that in front yards or in front of businesses made out of old car mufflers/parts.  They are interesting and creative.  But i have never seen one in a backyard.  This baseball man was in the back yard of a house in #ArdenPark i recently toured.  I thought it was really cool and was a little jealous.  The second photo i had never seen before either.  If you look closely it's a planter that is growing out of the frame of a cat.  Pretty cool for those cat/plant lovers out there. #HeyBatterBatterBatterBatter  #TimeToWaterTheCat

College-Glen Real Estate VIDEO update Q3 2015



Doug Reynolds, a Sacramento Area Realtor, lives and specializes in College-Glen Real Estate.

The market stayed balanced in the third quarter compared to the second quarter as 2015 finished the "selling season." There were 41 sales in the third quarter, a few more than the 39 sold in the second quarter and much more than the 28 sold a year ago. The average sales price ($304,379) was up a bit from last quarter ($298,178) and up significantly from one year ago ($275,484).  Average Days on the market(26) has increased from last quarter(17) and is right around the same from a year ago(26).

The third quarter for College-Glen real estate was really the tale of two different markets.  Q3 started off very hot with more buyers than homes available and multiple offers from Q2 carrying over into Q3.  Properties were selling fast and for at/above list price.  Then August hit and the market transitioned to a much slower pace.  It appeared to be a combination of the stock market drop and many families taking a break while they finished up end-of-summer trips and back-to-school preparations.  Homes began to sit on the market and sellers were having price reductions to attract buyers.  Since Labor Day, things have become balanced        between sellers and buyers.  Right now it is very much a price sensitive market.  The over-priced properties are sitting but the ones that show great and are priced at an attractive value are getting sold. It is currently crucial for sellers to get their home in good showing condition and price the property correctly from the start to attract the most amount of buyers as soon as you come on the market. I expect the fourth quarter of 2015 to be balanced up until Thanksgiving and then most likely slow down through New Years.
