Here's an excellent visual for sellers that are preparing their home for putting it on the market. Most sellers either don't have a lot of money to put into staging/fixing up their property or don't want to. So, here's a great guide from Moshells.com that i recently found. Fundraiser for Bancroft School - Applebee's Pancake Breakfast
Bancroft Elementary School is having a Flapjack Fundraiser at the Arden Way Applebee's on January 31from 8:00 to 10:00 am. Bancroft is selling tickets for this event in front of the school at the horseshoe pick-up from 2:00-2:30pm Monday, Tuesday and Wednesday. of this week for $8.00 per person for a full pancake breakfast including drink. Pre-sell ticket only for this event. If you have children attending Bancroft, order forms have been sent home and can be returned to the school with payment and we will get the tickets to the children before the event. There are only 300 tickets to sell and Applebee's will be opening early just for the fundraiser on January 31.

College Glen Yearly Real Estate Recap Video - 2014 year in review
A very "healthy" year for real estate in College-Glen for 2014. The neighborhood followed a very traditional market of slower in the winter to start the year but then things picked up in the spring/summer season. That carried into the fall with a few very strong months and then the year ended by slowing down a bit again. The market was balanced for both buyers and sellers due to more inventory than years past. The properties that are priced right, show well and have good marketing are getting sold quickly but those properties that are lacking or priced too high are sitting and needing price reductions to get any consideration.
I expect a very similar year in 2015 as well...time will tell :-)

College-Glen Quarterly Real Estate Update - Q4 2014
The market stayed steady in the fourth quarter compared to the third quarter as 2014 came to a close. There were 25 sales in the fourth quarter, a few less than the 28 sold in the third quarter but the same amount as a year ago. The average sales price ($273,900) was down a tiny bit from last quarter ($275,484) and up from one year ago ($261,156). Average Days on the market(34) has increased from last quarter(26) and a year ago(24) as a bit more homes came on the market in 2014.
The fourth quarter ended the year strong for College-Glen but currently the market is starting to slow down a bit as we are in the traditionally slower winter months. The inventory (available homes for sale) is the highest it's been in a few years. That means the sellers are having to compete with each other on price and getting the buyer's attention. And buyers have more to choose from, so they are being a bit more selective. I expect that to continue through the start of 2015. However, the properties that are priced competitively and show very well are still getting sold. It's the over priced listings or the ones that are not in good condition are sitting and not selling right now.
