Now that the First Quarter of 2014 is finished, here's a look back at Q1 and comparing it to last quarter and a year ago.  This is only for College Greens and Glenbrook single family homes.  As you can see the market slowed down a bit during the winter with homes sitting on the market longer and the values leveling off.  Since prices have gone up so much, investors have pulled out the market and with interest rates up a little bit the supply and demand is slowly becoming more in balance.

However, the spring market is off to a great start in College-Glen.  Many recent homes have gone into escrow in only a few days with some multiple offers.  For the homes that are priced right and show well, the sellers are having good success.  I expect the second quarter to be much stronger than Q1 based on the recent market activity.
